Durham Region gives GTA buyers a broad mix of condominiums, freehold townhomes and detached homes. The right community depends on more than price: GO access, Highway 401/407 travel, school timing, development phasing and the deposit schedule can change the real cost of ownership.

Pickering

Start with the Pickering project list. Current examples include Seaton South, Avon Park, New Seaton by Tower Hill and Seaton & Winding Wood. For a new Seaton phase, ask which roads, parks and schools are delivered with your phase and which remain future plans.

Ajax

The Ajax inventory includes ground-oriented communities at different launch stages. Examples such as Eagle Woods and New Forest at Duffin’s Creek should be compared on lot size, tenure, parking, included finishes and the drive or bus connection to Ajax GO.

Whitby

Browse Whitby pre-construction homes, including Ashburn Hills, Whitby Meadows by Fieldgate and the planning-stage Dockside Whitby Harbour. Waterfront, central Whitby and Brooklin locations have different transit and housing profiles; avoid treating the city as one uniform submarket.

Freehold does not mean fee-free

Some townhomes are freehold with no common-element fee; others have a parcel-of-tied-land or condominium component that pays for a private road, visitor parking or shared landscaping. Read the legal tenure and draft budget. A modest fee may be reasonable, but it must be included in mortgage qualification and resale comparisons.

Deposit timing can decide affordability

Low-rise deposits are often staged over months rather than paid entirely at signing. Compare the dollar amount and due date of every instalment. Keep the closing reserve separate from the deposit: land transfer tax, legal fees, upgrades, utility connections and adjustment charges arrive later.

Construction and commute checks

Visit the route to the GO station and highway during the hours you will actually travel. In a multi-phase subdivision, check whether nearby phases will still be under construction after occupancy. Review grading, fencing, driveway dimensions, easements and whether the lot backs onto future roads or higher-density blocks.

Buyer checklist

  1. Confirm the exact lot or suite is available in the dated release.
  2. Verify builder licensing and project enrolment.
  3. Have a lawyer review the agreement and adjustment caps.
  4. Price upgrades before waiving conditions.
  5. Model the commute and full monthly carrying cost.
  6. Keep a contingency for closing changes and delays.
